Dubai Production City, still widely called IMPZ, is a TECOM-built media and residential district in inland Dubai, on Sheikh Mohammed Bin Zayed Road. This dubai production city guide is for renters and buyers who want a mid-market apartment, mostly studios to two-bedroom homes, at a lower rent than the coast, and who are comfortable relying on a car. It covers layout, buildings, rents, transport, schools, lifestyle, the downsides and what is being built now.

Where Dubai Production City is and how it is laid out

Wikipedia places Dubai Production City in Me'aisem 1, on Sheikh Mohammed Bin Zayed Road (E311), and names Dubai Sports City, Jumeirah Golf Estates and Jumeirah Village as neighbours. Bayut adds Al Khail Road (E44) as the second road serving it. TECOM Group, a Dubai Holding company, launched it in July 2003 as the International Media Production Zone, which is why the name IMPZ still appears on maps, in listings and in search. It covers about 43 million sq ft.

The district is both a media free zone for companies and a residential area. Residential blocks sit in named clusters, and dubizzle's area overview names Midtown, Centrium Towers, Crescent Towers, Lago Vista and Lakeside. Property Finder's transaction pages show that Midtown includes the Dania districts.

  • Not Dubai Studio City. Studio City is a separate media district nearby. See our Dubai Studio City page if you want film and broadcast studios.
  • Not Dubai Sports City. That is the neighbouring sports community, covered on our Dubai Sports City page.
  • Addresses. Use the building name, "Dubai Production City" and Me'aisem. Older maps and many residents still say IMPZ.

Property types and buildings

Apartments are the main residential stock. Bayut describes mid-rise buildings with units from about 450 to 1,300 sq ft, from studios to two-bedroom homes, with some three-bedroom homes in its FAQ. Many buildings have shared pools, fitness centres and covered parking, and most have about one parking slot per unit. There are no villa districts.

The district has many buildings of different ages, so rents and finishes vary between a new tower with a pool and an older block. Check the handover year, lift count and visitor parking when you view.

Rents and prices by home size

Neither Bayut's nor dubizzle's H1 2026 reports cover Dubai Production City, and the area guides we found are undated, so we give no size-by-size price table. The dated 2026 figure we could open is Property Finder's June 2026 community data, reported by Gulf Business on 10 August 2026: an average advertised annual rent of AED 66,000 for a one-bedroom apartment. That is an asking price, not a signed lease.

Service charges

Service charges vary by building and cluster, so we give no area figure. Ask the owner for the latest invoice and check the building on the official Dubai REST index. Our service charge index guide and service charge checking guide explain what to look for. Tenants should ask whether chilled water is billed separately, which our DEWA and chiller guide covers. The index is on Dubai REST.

Is Dubai Production City freehold?

Wikipedia describes the district as a free zone and freehold area, and Bayut says it is open to UAE residents and foreign nationals. The Dubai Land Department's "Know Your Rights" investor guide does not list it among its most important designated areas, but the guide says later regulations added more areas and is not dated. Confirm the title deed for the unit and ask the Dubai Land Department before you pay a deposit. Our guide for foreign buyers lists the steps.

How to choose a building in Dubai Production City

With many clusters and buildings of different ages, the building matters more than the district name. Use this checklist when you view:

  1. Check the handover year. A newer building usually has better lifts and facades, but neighbouring plots may still be under construction.
  2. Count the parking bays. Bayut says most buildings have about one slot per unit, so a second car needs a plan. Read our parking checklist.
  3. Visit twice. Go once on a weekday morning and once in the evening to judge traffic at the entrance, noise and how full the building is.
  4. Ask how cooling is billed. Chilled water charged separately changes the real monthly cost.
  5. Read the service charge invoice. A lower asking price matters less if running costs are high.
  6. Look at the walking route. With no metro, check where the nearest supermarket, pharmacy and bus stop are on foot.

Renting or buying: the practical steps

Tenants should register the lease through Ejari and keep the receipt, and our Ejari guide lists the documents. Buyers of a ready unit should check the title deed, any mortgage on the property and the service charge account before paying a deposit, and our title deed and Oqood guide explains the difference between a ready title and an off-plan registration. For off-plan, the snagging and handover guide covers what to check at completion.

Getting around Dubai Production City

There is no metro station inside the district. Bayut names Discovery Gardens station on the Red Line, about a 15-minute drive away, and says taxis and ride-hailing are easy to use and bus stops serve the surrounding areas. Check current routes on rta.ae.

Bayut's area guide states these approximate drive times:

DestinationTime stated by Bayut
City Centre Me'aisem5 minutes
Dubai International Cricket Stadium11 minutes
Jumeirah Village Triangle and Jumeirah Village Circle12 minutes
Circle Mall14 minutes
Discovery Gardens metro station15 minutes
Ibn Battuta Mall19 minutes
Dubai Marina and Palm Jumeirah20 minutes

These are off-peak estimates. E311 and Al Khail Road can be slow at rush hour, so test your own commute before signing.

Schools, nurseries and healthcare

Bayut's guide lists Arcadia British School, Dubai British School and Dibber Nursery within about 15 minutes by car. Check ratings, curricula and fees on the KHDA school directory, because they change each year. Families also look at the schools in Dubai Sports City and Jumeirah Village Triangle.

For healthcare, Bayut names Your Center Polyclinic, Mediclinic Me'aisem and Dr Joy Dental Clinic within about 10 minutes by car. The Dubai Health Authority lists licensed facilities.

Lifestyle: shopping, leisure and daily life

City Centre Me'aisem is the nearest mall, and Bayut lists Carrefour, Spinneys and other supermarkets within about 8 minutes. Leisure venues within a short drive include the Els Club, Dubai Autodrome and Dubai Butterfly Garden. Bayut describes the neighbourhood as quiet and organised, with green spaces, but says amenities inside the community are limited, so residents often travel for more choice.

The district's media-production roots shape its character. Offices, studios and apartments share the same streets, so weekdays are busier than evenings. Visitor parking on the street can be competitive at busy times, according to Bayut.
