Jebel Ali is the south-western end of Dubai, about 35 kilometres from the city centre along Sheikh Zayed Road. The name covers the Port of Jebel Ali, the Jebel Ali Free Zone (JAFZA), industrial districts, residential pockets such as Jebel Ali Village, and Palm Jebel Ali. This Jebel Ali guide explains what each part is, what there is to do, how to get around, and what living, renting or buying costs you in time and money.

Jebel Ali is known first as Dubai's working port and free zone, and more recently for its large new developments: Nakheel's redevelopment of Jebel Ali Village, Palm Jebel Ali and the neighbouring Expo City Dubai and Dubai South.

What is Jebel Ali?

Jebel Ali was developed from the 1970s as part of Dubai's effort to diversify its economy. The Port of Jebel Ali opened in 1979 and the Jebel Ali Free Zone followed in 1985. A listing that says only "Jebel Ali" tells you little, because the name is used for very different places.

Where is Jebel Ali?

Jebel Ali lies at the south-western edge of the city, on the Gulf coast between Dubai Marina and Abu Dhabi. Sheikh Zayed Road (E11) runs through it, and Sheikh Mohammed bin Zayed Road (E311) passes behind it. Inland neighbours include Discovery Gardens, The Gardens and Dubai Investment Park. To the south are Expo City Dubai and Dubai South, where Al Maktoum International Airport is.

The residential areas: Jebel Ali Village and neighbours

Jebel Ali Village is the historic residential area of Jebel Ali, first built in 1977. Nakheel launched its redevelopment in November 2021 as a gated community of about 80 hectares in three clusters, with four and five bedroom villas, a mosque, parks, jogging and cycle trails and sports courts. The existing Jebel Ali Recreation Club stays open and offers dining, fitness and leisure. The village sits just off Sheikh Zayed Road, close to Ibn Battuta Mall.

Other residential and mixed pockets around Jebel Ali include Dubai Investment Park and Expo City Dubai. Our own pages cover Jebel Ali Village and The Eden at Sobha Central. For a shorter overview, read our Jebel Ali area guide.

Things to do in Jebel Ali

Shopping and food

  • Ibn Battuta Mall. A Nakheel mall beside Sheikh Zayed Road, organised in themed courts based on the travels of Ibn Battuta, including China, Egypt, India, Persia, Tunisia and Andalusia. It is the usual shopping choice for residents of the south.
  • Neighbourhood supermarkets. A Carrefour and several supermarkets serve the areas near the free zone.

Leisure and family days out

  • Dubai Parks and Resorts. Motiongate Dubai, Bollywood Parks Dubai and Legoland Dubai with its water park, in the Jebel Ali area off Sheikh Zayed Road. See Visit Dubai for current attractions.
  • Expo City Dubai. The former Expo 2020 site, with its landmark Al Wasl Plaza, walkways, pavilions and events. See Expo City Dubai.
  • Jebel Ali Golf Resort. The JA Resorts hotels and golf course on the Gulf shore, including JA Palm Tree Court and JA The Resort, along with the Jebel Ali Recreation Club for members.

Culture and community

  • The Worship Village. The Grand Hindu Temple and Guru Nanak Darbar sit among the churches and other places of worship in Jebel Ali Village.
  • The port and free zone. The Port of Jebel Ali is one of the largest container ports in the region. It is an industrial site rather than a visitor attraction.

Property types

The mix is wider than in most areas. The industrial parts are mostly warehouses and staff accommodation, while the residential side has villas, townhouses, a few apartments and plots. Villas of 3, 4 and 5 bedrooms are typical in the residential areas, and apartments are found in newer developments. Browse villas for rent in Jebel Ali and 5-bedroom villas for rent.

Prices and rents

Prices and rents differ enormously between the sub-areas, so compare only within the specific community, building or cluster. Comparing across the whole district will mislead you badly. Look at live adverts for the same type and size, and ask for recently registered sales in the same cluster.

Palm Jebel Ali and other new projects are sold off-plan, so their launch prices say nothing about rents or resale values today. As of November 2026 our off-plan page for Jebel Ali shows 9 projects currently on sale.

Palm Jebel Ali: a development, not yet a neighbourhood

Nakheel's press release of 20 August 2026 describes Palm Jebel Ali as having 16 fronds across seven islands, 12 of them residential, with 120 km of coastline. It says villa construction is under way on Fronds A to F (544 villas) and 728 villas on Fronds K to P have reached the internal and external finishing stage, and that a phased handover of the first villas is scheduled to begin in late 2026 and continue through 2027. Planned facilities include a 9,000 square metre retail centre and a Friday mosque.

Put the delivery date in writing before you commit, and treat the Palm as a different timescale from the mainland. Our pages cover Frond L, Frond N, the Palm Jebel Ali community and the Palm Jebel Ali guide. For the project details, see Palm Jebel Ali villas and plots.

Off-plan in Jebel Ali

New projects are launched across Jebel Ali. See off-plan projects in Jebel Ali. Read how off-plan payment plans work and what you can do about handover delays before you sign.

Is Jebel Ali freehold?

It depends on the sub-area. Nakheel describes its Jebel Ali Village redevelopment as a freehold gated community, but ownership rules differ across the district, so check the title deed for the specific property. Read buying property in Dubai as a foreigner and the DLD fees guide. See the Dubai Land Department website for registration steps.

Service charges

Ask for the community or building charge statement for the specific cluster, and compare it with the Dubai Land Department's service charge index. Read how to check service charges before you buy.

Getting around Jebel Ali

Jebel Ali has better public transport than most villa areas. The Dubai Metro Red Line runs along Sheikh Zayed Road (E11) through the area, with stations including Ibn Battuta, Energy and Danube. Several stations have been renamed over the years, so expect old names on older maps and check current names and routes on the RTA website.

  • Roads. Sheikh Zayed Road (E11) and Sheikh Mohammed bin Zayed Road (E311) give quick access for commuting and logistics.
  • Bus. RTA bus routes link the area to the Metro and to older parts of Dubai.
  • Parking. Villas have private parking, and most residential buildings have dedicated bays.
  • Airport. Al Maktoum International Airport is in the adjacent Dubai South district.

The commute depends heavily on where in Jebel Ali you live and where you work. Drive the route in both directions at rush hour before you decide.

Schools, nurseries and healthcare

Schools in and around Jebel Ali include Jebel Ali School (UK curriculum), The Winchester School (UK curriculum), Delhi Private School (Indian curriculum), Hamilton Primary School and nurseries such as the Jebel Ali Village Nursery. Greenfield Community School (IB) is in the neighbouring Dubai Investment Park. Check ratings and fees on the KHDA website.

For health care, Cedars Jebel Ali International Hospital is the main hospital, with clinics across the residential areas. Check services on the DHA website.

Lifestyle

Jebel Ali has a different feel from the city. The JA Resorts hotels on the Gulf shore, the golf course and the Recreation Club give it a resort side, and Dubai Parks and Resorts adds weekend options. Many residents go to Dubai Marina, Ibn Battuta Mall or Jumeirah Golf Estates for dining and shopping.

What to check before you rent or buy

  • Which Jebel Ali. Establish the specific sub-area first, then price against that sub-area only.
  • The commute. Drive it at rush hour in the direction you would actually travel.
  • Nearby industrial activity. Proximity to the port and industrial operations can affect noise and resale.
  • Delivery dates. For Jebel Ali Village, Palm Jebel Ali and other new projects, get the handover timeline in writing.
  • Charges. Ask for the service and community fees of the specific cluster.

Tenants should register the contract through Ejari, which our Ejari guide explains.

Pros and cons

ProsCons
A metro line and E11 and E311 access in the southThe name covers very different places, so comparisons mislead
Space and quiet in the residential villa pocketsIndustrial and port activity affects noise and resale in some areas
Close to the free zone and Al Maktoum airport for southern commutersA long drive to Downtown and the northern communities
New projects in Jebel Ali Village, Palm Jebel Ali and across the areaSome projects are still to be handed over

Who Jebel Ali suits

  • People working in the free zone or the southern corridor. The location is an advantage rather than a compromise.
  • Families wanting space and quiet. Jebel Ali Village is the established name.
  • Buyers taking a long view on Palm Jebel Ali. This is a different proposition from buying on the mainland.

Compare Discovery Gardens, Al Furjan and Emaar South if you want the same corridor with a different type of home. Our safest areas for families guide and tenant guide help with the decision.
