LMD is a property developer with projects in Egypt, Dubai, Spain and Greece. In Dubai it is best known for the Rukan community in Dubailand and for The Pier Residence in Dubai Maritime City. Its UAE website says the company has worked since 2007 and opened its Dubai business in 2011.

This guide is for buyers who are comparing LMD with other developers. It covers who the company is, the Dubai projects it lists, what the Dubai Land Department said when it visited Rukan, the LMD projects on our site, how an off-plan purchase is regulated, and what to check before you sign. Every fact comes from LMD's own website, its press releases or official guidance, and each date is given where the source gives one.

Who LMD is

According to the LMD website, the company began in 2007 and built its early projects in Egypt, where it says it has delivered dozens of developments. In 2011 it founded Continental Investment Company and started its first Dubai project, Continental Tower in Dubai Marina. It then launched the Rukan residential community in Dubailand. Its European projects include Muntaner 91 in Barcelona and residential buildings in Athens.

The leadership page names Eng. Ahmed Sabbour as Chairman and Eng. Amr Sultan as Founder and CEO. LMD's Dubai press releases quote Hamad Al Abbar as Managing Partner of LMD in the UAE. In its September 2024 release on The Pier Residence, LMD said it had developed about 3,000 units in Dubai since 2011. That is the company's own figure. We have not found a source we can open on its ownership or on whether it is listed, so we do not state either.

People search for the company as "LMD", "LMD developer" and "LMD developers Dubai". It is the same company in each case. Its Dubai website is lmduae.com.

Rukan, LMD's community in Dubailand

Rukan is the LMD project people search for most. LMD describes it as a community in Dubai Land, Wadi Al Safa, designed to combine retail and residential space. The project page lists a clubhouse, several pools, children's play areas, landscaped grounds and a gym.

In a release dated May 2025, LMD said a Dubai Land Department delegation led by Director General Marwan Ahmed Bin Ghalita visited the completed first and second phases of Rukan. The release values the project at AED 1.8 billion and describes four housing types:

  • Rukan Villas, townhouses in a gated setting.
  • Rukan Lofts, apartments with large balconies.
  • Rukan Tower, an eight-storey building with terraced apartments.
  • Rukan Residences, a five-storey building with studios, one and two-bedroom apartments and three-bedroom duplexes.

Several buildings in the area use the Rukan name. Before you pay a deposit, check that LMD is the developer named on the sale and purchase agreement and on the Dubai Land Department record for that exact building and phase.

The Pier Residence and Taiyo Residences

LMD launched The Pier Residence in Dubai Maritime City at an event in September 2024. Its release gives an estimated investment of AED 750 million and 274 homes, from one to three bedrooms, with private pools in some units. It gives Q2 2027 as the planned handover. It names the National Bank of Fujairah as a partner on the project. The project page lists an infinity pool, a padel court, a yoga studio, a running track, a residents' lounge and an indoor play area.

Taiyo Residences at Wasl Gate was launched at the International Property Show in April 2025. LMD's release gives a value of AED 400 million, 379 units from studios to three bedrooms, and Q1 2028 as the planned handover. A second building, The Collection at Taiyo, appears on the LMD website with a note that construction has started. Neither Taiyo building is on our site yet.

LMD's website lists only one project in Maritime City, The Pier Residence. Treat our two Maritime City listings as the same development unless the sales team tells you otherwise in writing. The LMD website does not list a building called Rukan Tower C, so ask which Rukan phase and building a unit belongs to.

How buying off-plan from LMD works

The steps are the same for every Dubai developer, because the rules come from the Dubai Land Department (DLD) and its regulator RERA. The notes below summarise the DLD's published guidance for buyers.

  1. Reserve a unit and pay the booking deposit. Ask in writing whether the deposit is refundable and on what terms.
  2. Sign the sale and purchase agreement (SPA). It sets the price, the payment schedule and the expected handover date.
  3. Registration on Oqood. The DLD's self-registration system is called Oqood. Our guide to the title deed and Oqood explains what the record shows.
  4. Payments go into escrow. The DLD describes the escrow account as the bank account of a real estate project, where money from off-plan buyers is deposited.
  5. Marketing spend is capped. The DLD says only 5% of total sales can be paid out of escrow for project marketing.
  6. Retention after completion. The DLD says 5% of the amount paid into escrow is held for one year after completion as a guarantee that defects are fixed.

The same guidance says a new project can be launched or announced only after registration is complete and the accreditation certificate has been issued. Ask for the project number before you pay. Our guide on DLD, RERA and the Dubai REST app shows where to check it.

Payment plans and handover

The LMD pages and releases we opened do not publish a payment plan structure, so we do not quote one. Ask for the schedule for your exact unit in writing, with every instalment date and percentage. Our guide to how off-plan payment plans work in Dubai explains each stage. Budget for Dubai Land Department fees and service charges on top.

On handover, the only dated official record we found is the DLD visit to the completed first and second phases of Rukan in May 2025. LMD has not published the original target dates for those phases, so we cannot compare promised and actual dates. For The Pier Residence and Taiyo Residences, the dates above are plans. If a date moves after you sign, read handover delays and your rights.

What to check before buying an LMD property

  • The developer on the paperwork. Rukan has several buildings and phases. Check that the SPA names LMD or its UAE company and matches the DLD record.
  • RERA project number and escrow account. Both should be on the SPA. See how to check a developer.
  • The handover clause. A date or a quarter, and any grace period.
  • The unit. Number, floor, size and plan. See BUA and suite area on a floor plan.
  • Features in the brochure. If a private pool or a smart home system is part of the sale, make sure the SPA lists it.
  • Exit options. Read selling an off-plan property before handover before you commit.

How LMD compares with other developers

The table is a neutral guide to where each developer's projects on our site are concentrated. It is not a ranking and says nothing about quality.

Questions buyers ask about LMD

How much does a LMD property cost in Dubai?

Across the 2 LMD projects TRPE brokers, entry prices start at AED 899,850 and run to AED 2,799,995. The figure depends on the unit, the floor and the release that is open, so we confirm it in writing before you commit.

Where in Dubai does LMD build?

The LMD projects we hold are in Maritime City, Rukan. Maritime City has the most, with 1.

When do LMD projects hand over?

We do not publish handover dates for these projects because we do not hold confirmed ones. Developer schedules move between releases. Ask us about a specific project and we will get the current schedule from LMD in writing.

Can a non-resident buy a LMD property?

Yes, in a freehold community, where buyers of any nationality can own outright. You need a passport and the developer's booking form, and off-plan payments go into a RERA escrow account held against construction milestones rather than to the developer directly.

Does TRPE sell LMD property directly?

Yes. TRPE is a RERA-licensed brokerage, ORN 28357, and transacts on these projects directly with the developer, so the price you see is the developer's rather than a resale mark-up.

Looking at a LMD project?

Tell us which one, or just your budget. We will send current availability, the developer's payment terms in writing, and an honest comparison against the alternatives in the same community.
