The table lists every 3 bedroom apartment we advertised on 2 November 2026, cheapest first. Rents are annual, as Dubai tenancies are, and the monthly figure is the annual rent divided by 12. This is our own stock, not the whole market, so use it to compare areas and building types, not as a price list. The per square foot column is the annual rent divided by the listed size.

On our 8 listings on 2 November 2026 the middle rent is AED 340,000 a year, which is AED 28,333 a month. For comparison, the 21 two bedroom apartments we listed the same day had a middle rent of AED 170,000, so the third bedroom roughly doubles the rent in our stock. Our guides to the 2 bedroom apartment rent in Dubai and the 1 bedroom apartment rent in Dubai show the steps down. A sample of 8 is small and a single let can move the figures, so read them as a guide to the range.

Areas with one or two homes show single data points. Rent is shaped by view, floor and furnishing as much as by area: the cheapest home in the table is a 1,639 sq ft Marina apartment at AED 200,000, while the most expensive is a 2,769 sq ft furnished apartment on Palm Jumeirah at AED 700,000. This is the middle of our stock: Palace Residences North in Dubai Creek Harbour at AED 265,000, the District One lagoon view home at AED 330,000, and the DAMAC Heights and Opera Tower 1 homes at AED 350,000. Sizes run from 1,653 to 2,408 sq ft.
The City Walk home at AED 450,000 and the Palm Jumeirah home at AED 700,000 are the top of our range. The Palm Jumeirah rent is 3.5 times the cheapest rent in our stock and the highest per square foot, at about AED 253.
In our own stock the cheapest is the 1,639 sq ft Marina Terrace apartment in Dubai Marina at AED 200,000 a year, followed by the District One home at AED 260,000 and Palace Residences North in Dubai Creek Harbour at AED 265,000. "Cheap" 3 bedrooms usually mean the outer and older communities such as Jumeirah Village Circle, International City, Dubai Silicon Oasis and Discovery Gardens. We do not list 3 bedroom apartments there today, so check a building's registered rents on the official Dubai Land Department rental index before you view. That index shows what similar homes in the same building actually let for.
The 3 bedroom apartments we list run from 1,639 to 2,769 sq ft, with a middle size of about 2,225 sq ft. Two of the eight are described as 3 beds plus maid, meaning a separate maid's room, and the listings show three or four bathrooms. Ask whether the advertised size is the built-up area or the suite area, as our guide to apartment sizes in Dubai explains, and compare the rent per square foot, not just the rent.
It depends on the community, so compare the same area and the same size. A 3 bedroom apartment in a prime tower, such as the Palm Jumeirah and City Walk homes in our table, can cost more than a townhouse in a family community further out, while a townhouse in an outer community can cost less than a central apartment of similar size. Our listings of 3 bedroom apartments sit at AED 96 to AED 253 per square foot a year, so work out the rent per square foot for any home you are considering and compare it with similar homes in the same building. The official rental index, which records registered rents, is the best check.
A 3 BHK or 3 bhk apartment is a home with three bedrooms, a hall and a kitchen. It is the same as a 3 bedroom apartment or a three bed flat. If you are searching for a 3 bhk flat for rent, use the 3 bedroom pages above, as Dubai listings use bedrooms rather than BHK.
An apartment gives you a lift, shared pool and gym, security and usually lower upkeep. A townhouse gives you more private space and often a garden, but a longer commute in many communities. If you are weighing both, see the 3 bedroom townhouses for rent in Dubai, the 4 bedroom apartments for rent if you need more space, and our guide to townhouse or villa.
Our tenant guide lists the usual costs around a Dubai tenancy:
| Cost | Typical amount | Refundable? |
|---|---|---|
| Security deposit | 5% of annual rent unfurnished, 10% furnished | Yes |
| Agency fee | 5% of annual rent | No |
| Ejari registration | About AED 220 | No |
| DEWA deposit | AED 2,000 for an apartment | Yes |
| Move-in fee | AED 500 to 2,000, building dependent | No |
On a 3 bedroom at the middle rent of AED 340,000, an unfurnished deposit is AED 17,000 and the agency fee AED 17,000. With Ejari and the DEWA deposit, that is about AED 36,220 before the first cheque. Read our guide to Ejari and tenancy contracts and ask whether chiller and service charges are included in the rent.
Rent is paid by post-dated cheques covering the year. One cheque is the cheapest per year and landlords prefer it. Four is the most common. The gap between one and four cheques is often 5 to 10 percent of the rent, so ask for both prices. On AED 340,000, that gap is AED 17,000 to AED 34,000, which is a large sum on a 3 bedroom, so compare it with your cash flow.
At renewal, the increase is capped by the RERA rental index. If your rent is within 10 percent of the market average, no increase is allowed, rising to a maximum of 20 percent when you are more than 40 percent below. Test your own figures in our rent increase calculator before you accept a new rent.
If you would rather own, our 3 bedroom apartment for sale price guide shows prices by area. For a smaller home, compare the 2 bedroom apartments for rent in Dubai.

Rent is quoted per year and usually paid by post-dated cheques. Landlords often offer one to four cheques, and monthly payment is a negotiation, not a right.
The RERA rental index caps it. No increase is allowed within 10 percent of the market average, and the maximum is 20 percent if your rent is more than 40 percent below it.
Many do, and listings mark them as 3 beds plus maid. Check the floor plan, because some maid's rooms are very small.
