IVY at Parkfive is an off-plan development by Deyaar Development in Dubai Production City, Dubai. Units are 432 to 2,726 sq ft. Prices run from AED 685,000 to AED 3,200,000.

Dubai Production City is freehold, so buyers of any nationality can own outright. TRPE transacts on this project directly with the developer, so the price you see is the developer’s, not a resale mark-up.

We do not publish a handover date for IVY at Parkfive because we do not hold a confirmed one. Ask us and we will get the current schedule from Deyaar Development in writing, along with the payment terms on the release that is open now.

About Deyaar Development

Deyaar Development is a Dubai developer that is listed on the Dubai Financial Market. It is known for Midtown in Dubai Production City, Regalia in Business Bay, and the Park Five apartment buildings, and its website says it has completed more than 30 projects.

This guide is for buyers comparing Deyaar with other developers. It covers who the company is, where it builds, the projects on our site, how an off-plan purchase is regulated, what Deyaar said about its April 2026 handovers, and what to check before you sign. Every project below links to its own page.

Who Deyaar is

The Deyaar website says the company has been creating developments since 2002 and lists "30+ completed projects". It also lists "20k+ units in management", which refers to units it manages, not units it has delivered. Wikipedia gives a different early history: it says Deyaar was established as a private shareholding company on 6 January 2001, began operations on 1 June 2003, and became a public joint-stock company in May 2007 listed on the Dubai Financial Market.

Wikipedia says the company is majority owned by Dubai Islamic Bank and gives its headquarters as Al Barsha 1st, Dubai. The Deyaar website does not state an address or an exchange on the page we opened. We therefore attribute those points to Wikipedia. Our source for the chief executive is the company's April 2026 release, which names Saeed Mohammed Al Qatami as CEO.

The Deyaar site says its footprint spans Business Bay, Dubai Marina, Al Barsha, DIFC, Jumeirah Lake Towers, Dubai Production City, Dubai Silicon Oasis, Al Barsha South, Dubai Science Park and Al Barsha Heights. Check the area of each building you consider.

Deyaar's handover record, from its April 2026 announcement

Gulf Daily News reported on 21 April 2026 that Deyaar had handed over 1,436 units across three Dubai projects.

  • Regalia, Business Bay. A tower of 913 units, with studios, one to three-bedroom apartments, duplexes, penthouses and retail units.
  • Jannat, Dubai Production City. 362 units in what the release calls the last district of the Midtown community, with studios, one to three-bedroom units and retail units.
  • Talia Residences, Al Furjan. 161 hotel apartments, one and two-bedroom, operated by Millennium Hotels and Resorts.

Mr Al Qatami is quoted as saying "We are delighted to hand over three major residential projects in Dubai". This is the developer's own announcement, not an independent audit, and it does not say whether each building met its original date. Check any building you are considering against its original launch date, and see handover delays and your rights if a date moves.

Where Deyaar builds

The Deyaar site also shows a new launch called AYA in Umm Al Quwain.

Deyaar projects on our site

Our site also lists the individual Park Five buildings, IVY, ELM, NEEM, EMBER and Alder, under Dubai Production City. A second listing, Neem at Park Five, appears to repeat NEEM, so check you are looking at the right page. We also carry Millennium Atria Business Bay, DWTN Residences and Mar Casa. We could not confirm the area of those three from an official page, so we keep them out of the table.

How buying off-plan from Deyaar works

The steps are broadly the same for every Dubai developer, because the rules come from the Dubai Land Department (DLD) and its regulator RERA. The notes below summarise the DLD's published guidance for buyers. Your own contract and the sales team confirm the details for a specific building.

  1. Choose a unit and pay the booking deposit. Ask in writing whether the deposit is refundable and on what conditions.
  2. Sign the sale and purchase agreement (SPA). It sets the price, the payment schedule and the expected handover date. Read the clauses on delay, cancellation and transfer.
  3. Registration on Oqood. Off-plan sales are recorded on the DLD's self-registration system, Oqood. Our guide to the title deed and Oqood explains what the record proves and what it does not.
  4. Payments go to the escrow account. The DLD describes the real estate escrow account as a bank account of the project, where funds from off-plan buyers are held.
  5. Marketing spend is capped. The DLD states that only 5% of total sales can be paid out of escrow for project marketing.
  6. Retention after completion. The DLD says the escrow law requires 5% of the total amount paid into escrow to be retained for one year after completion, as a guarantee for defect repairs.
  7. Snagging and handover. Inspect the unit before you accept it. See snagging and handover in Dubai.

According to the same DLD guidance, a project can be launched or announced only after the developer has completed registration and obtained the accreditation certificate. Ask to see that certificate and the project number on it before you pay a deposit. Because Deyaar sells several buildings under the Park Five name, make sure the building name on your SPA matches the DLD record.

Payment plans and costs

We could not open a payment plan published by Deyaar on its own site, so we do not quote a structure. Plans change from launch to launch. Ask for the offer for your exact building in writing, with every instalment date and percentage. See how off-plan payment plans work in Dubai for what each stage means.

Budget for costs outside the plan, including the registration fee in Dubai Land Department fees and annual charges in service charges and maintenance fees. Hotel apartments such as Talia are run differently from standard apartments, so ask how charges and any operator fees work.

What to check before buying a Deyaar property

  • RERA project number and escrow account. They should be on the SPA and match the DLD record. Our guide on how to check a developer lists the steps.
  • The exact building. Park Five has several buildings with different names and dates.
  • The handover clause. A date, a quarter or a range, and the grace period.
  • The unit. Number, floor, size and floor plan. See BUA and suite area on a floor plan.
  • Construction updates. The Deyaar site links to construction update reports. Ask for the latest one for your building.
  • Service charges. See how to check service charges.

Off-plan or a finished Deyaar home

Deyaar has completed buildings, including Regalia and parts of Midtown, so you can visit one before you decide. In a finished building you can see the unit, the finish, the views and the service charge bills. The choice is limited to what owners are selling.

Off-plan gives you a full release to choose from and a payment schedule spread over construction. In return you wait for handover and accept that the finished result can differ slightly from the brochure. Compare the off-plan price with a finished unit of the same size in the same area. If your plans change, read selling an off-plan property before handover.

How Deyaar compares with other developers

The table is a neutral guide to focus and areas. It is not a ranking and says nothing about quality.
